The best areas of Moraira: from El Portet to the centre

Moraira’s most sought-after areas are El Portet (the sandy cove and most prized front line), Benimeit (panoramic villas), La Cometa, Pla del Mar and the town centre with its marina. Here we compare price, feel and property type in each one.

KEY TAKEAWAYS

  • El Portet is Moraira’s most prized address: villas from ~€1M, with front-line sales well above that.
  • Benimeit and La Cometa hold the view villas; Pla del Mar lets you walk to town.
  • Moraira grew with large plots and no high-rise, which is why it stays calm and exclusive.
  • The typical buyer comes from central and northern Europe for a quality second home.

Quick comparison of Moraira’s areas

Moraira (in the Teulada municipality) is the most premium market on the north Costa Blanca: eight kilometres of coastline with no high-rise, clean coves and a market dominated by villas on generous plots. Each area has its own character, and choosing the right one matters as much as choosing the house.

El Portet — the sandy cove and the most desired front line

El Portet is a horseshoe-shaped sandy cove with shallow, calm water, closed off by the Moraira headland and the path up the Cap d’Or. It is by far the most prized address in town: you can walk down to the beach, have dinner on the front line and stroll home without touching the car.

Supply is scarce by definition: villas on the slopes around the cove and a handful of apartments above the sand. Orientatively, villas start at ~€1M and front-line homes or those with direct cove views regularly pass €2–3M. When something good comes up, it rarely lasts.

Benimeit — panoramic villas above the bay

Benimeit is the residential hill looking over the town and the bay, about five minutes by car from the centre. Here you buy views: sunsets over the Mediterranean, plots of 800–1,000 m² or more, and a mix of classic Mediterranean villas and modern new builds.

It is the natural area for buyers who want a panoramic villa without paying the front-line premium: the orientative range runs from ~€900k to €2.5M depending on views, plot and build quality.

La Cometa — discreet living among pines

La Cometa is an established residential area of quiet lanes and pine trees between the town and the Calpe road. Mediterranean villas on flat or gently sloping plots dominate, many renovated to today’s taste, with a notably discreet atmosphere.

Its orientative range (~€700k–1.5M) makes it the most reasonable entry into Moraira’s villa market without giving up the location.

Pla del Mar — high-end living a walk from town

Pla del Mar is the flat, elegant area right next to the centre: high-end villas from which you walk to the restaurants, the yacht club and l’Ampolla beach. For many mature buyers it is the perfect spot: villa privacy without depending on the car.

That convenience has a price: the orientative range sits between ~€800k and €2M, and well-renovated homes near the sea sell fast.

The centre and the marina — town life all year round

Moraira’s centre keeps its village scale: local shops, the Friday market, quality restaurants and the marina with its fish auction. The sandy l’Ampolla beach sits in the centre itself. Apartments dominate here (from ~€250k orientative), along with the odd townhouse.

It is the option for buyers who want amenities on foot and a property that is easier to maintain or rent out, with all of Moraira around it.

Who buys in Moraira — and why it never gets crowded

Moraira’s buyers come mostly from central and northern Europe: Dutch, Belgian, German, British and Swiss families after a quality second home or an active retirement by the sea. Discretion is part of the deal: there is no mass tourism here.

The key is planning: the municipality chose large plots and low heights, with no towers on the seafront. The result is a town that fills with life in summer but never saturates, and a market whose structurally scarce supply supports prices.
